- Experience includes thousands of multifamily units across the United States as a consultant or construction manager. The properties range in type from garden to high rise, from new to major renovations, and from a few hundred thousand to over a billion dollars. Our experience includes:
- New and renovated Affordable housing, HUD section 8, FHA, HUD 202, and Tax Credit properties. Our work usually starts in early development however we have stepped in midstream to save a project in critical condition where time was of the essence on tax credit completions. This required replacing the General Contractor, some subcontractors, developing a schedule to me tax credit requirements on this forty-three building property. We were successful in obtaining tax credits for all buildings.
- New and major renovations to Market rate apartments including highly amenitized luxury units.
- Delta CCG provides cost for the renovation of properties owners are looking to purchase or renovate. Our services include a complete walk-down to evaluate the site and all units providing an estimate for the cost of renovation prior to purchase. We also assist the developer in locating architect, engineers, general contractors, and serving as the owner’s agent providing all construction controls monitoring and reporting.

- Our experience ranges from two story garden urban infill units to high-rise projects coast to coast including vast experience in New York City. New construction and redevelopment properties. DeltaCCG can provide proforma information including; entitlements, pre-opening marketing, pre-opening labor, capitalized interest, FF&E, and most other information a developer needs to determine project feasibility.

- Our principle client sector since we began in 1986 has been Churches and their related facilities. Our initial market was to those that had been designed over the planned budget. We worked with the Churches and their architects to balance the project program (sq ft), image, and cost and have since served over two hundred churches as the Construction Manager, General Contractor, or Consultant. Our churches include a wide range of denominations and in size from a couple hundred thousand to over ten million dollars in construction cost. Another way we have helped churches has been to develop a ‘Build your own Church’ program providing seminars nationwide to give church building committees the tools they need to make wise planning decisions.

- Retail shopping centers and malls. Working with developers on several large strip shopping centers including out parcels. Most of this work was new construction however some included major renovation to existing properties including Tennant Improvements. Delta CCG will provide full support as the Owners Representative with Anchor and Local Tenants, the architects, and contractors. We understand and have worked to fill the needs of a developer.
- Malls: Delta CCG developed all phases of budget development through Pre-Construction for the Mall at Hudson Yards in NYC with a budget exceeding one billion dollars is the largest mall in Manhattan anchored by Neiman Marcus.
- High-Rise office buildings. Delta CCG has worked with Owner Developers of Class A office buildings during all phases of development including initial pro forma budget information, participation in design/development of documents for cost control, selection of contractors, cost control and close-out.

- We have worked with most of the largest Entertainment groups on the Las Vegas strip. Our experience includes many well-known projects in Las Vegas and nationwide. We have developed complete pro forma cost for projects nationwide and internationally including Hong Kong (corporate office), Chile, Bahamas, Spain, Macau, and Paraguay. Our scope of work begins as early development support continuing to project closeout and auditing. Our services are extensive for the many ways we can serve Casinos so please contact us if you have any needs. Example 1: we have served corporate offices in developing CAPEX budgets for improvement evaluating the budget submitted by the casino hotel properties General Manager. Example 2: we have provided a cost audit along with field observation to validate construction draw request. Example 3: provide cost for axillary components such as championship golf course, fire/police stations, street improvements, airport improvements, master planning concepts, apartments, subdivisions, and keeping interior designers in budget during design.

- Restaurants: We have experience on many restaurant types including:
- Theme: Casa Bonita is a highly themed Disneyesque typed restaurant. The interiors are like a small Mexican Village, there are caves, waterfalls, Missions, etc. for one to dine in. The fit-out cost was typically over seven million. We worked with this group from design and was the first they have had to come in under budget and under schedule utilizing our systems. We performed the work as CM agency.
- Numerous restaurants associated with our Casino experience that have very high budgets.
- Franchise: Projects including; Wendy’s, Sonic; Church’s Chicken, Chicken Country, and Pizza Inn. Example: we worked with the Franchisee to develop value engineering options and then to have them approved by the franchise. We were successful on many providing reduced cost means of meeting the design concept. Wendy’s provided one franchisee with an award for innovative value engineering. We were hired directly by Pizza Inn’s corporate office in Dallas to work with the design team in developing a new prototype style. This was such a success Pizza Inn invited us to attend their international convention and set up an information booth.
- We have worked with new restaurants seeking to develop a prototype building for future franchising.
- Hotels: Experienced on Hotels ranging from a hundred to thousands of keys. Our team has experience with many of the larger names in the hospitality industry and those associated with casino resorts. We work with the owner early during pre-design phase through to final close-out. DeltaCCG can include other pro forma information including; entitlements, pre-opening marketing, pre-opening labor, capitalized interest, FF&E, and most other information a developer may be seeking. We have developed cost for program requirement prior to design giving the owner the tools to decide if they should move forward. Experience includes numerous high-rise hotels in New York City.

- Developed a Project Controls division for one of the largest Nuclear Stations in the world. A three year project including; developing new policies; developing business process notation flow diagrams for a new management software; selecting, integrating, and testing new software for Project Estimating, Scheduling, and Project Controls. The work included preforming estimates, scheduling and project controls monitoring on this multi-billion dollar nuclear station refurbishment.
